Just an aside.  There is an ultra fast growing hardwood tree touted here in
Australia called Paulownia.  It grows faster than radiata and supposedly
produces good quality hardwood within 10-15 years

The trouble with it is that it is :

1. Untried in Australia (It is a Chinese native) and no-one has ever
actually harvested any timber from it, and
2. It is promoted almost exclusively as a tax minimisation scheme.

In my opinion, you might get a good return if someone reputable does it, but
never, ever, if it is part of a tax minimisation scheme.

Disc : I have previously developed computer projections of Paulownia
production/returns for inclusion in a prospectus.  My observations of the
promoter and his business ethics were such that I would run a mile before
ever investing in such a scheme.  On the other hand I am very tempted to
lease a few hundred hectares and plant my own Paulownia.
