Unfortunately all prices are "raw" data and do not
account for upgrades, changes in size and effects of new construction on an
area. I read somewhere that from time to time, University of Auckland does a
survey of sales of houses where the property has sold two or more times when no
changes have been made between sales. I understand that the results showed a
disappointingly low capital appreciation if at all when inflation was allowed
for.
