I think that sceptic - "someone with a tendency to disbelieve or doubt the
validity or substance of other situations, people, etc". might be a better
word than cynic - "a person who believes all people are motivated by
selfishness."

However one could be forgiven for being cynical after observing the UK
commercial property boom and bust of the early seventies, the Australian
mining b&b of the mid seventies, the NZ oil b&b of the late seventies to say
nothing of kiwi fruit, goats, possums, ostriches, emu, deer, lavender,
racing stables, movies  and  the insanity leading up to  the 1987 crash.

Hey, it's déjà vu all over again !
