With respect to St Lukes, is the prospect of serious competition having a
drag on the price.  A wee while back the Upper Hutt city council granted
permission for a company to build a giant mall in Silverstream about 10-15
minutes drive from the newly purchased Queensgate.  Also the same company
was reported earlier in the year to be interested in building a mall out by
Christchurch airport, which would be twice the size of Riccarton.  Are these
developments every going to take place?  The Silverstream development has
been on again off again for years.  If they did go ahead I would imagine
they would have to have an effect on St Lukes.
